What is Home Watch Service?


A Home Watch service performs scheduled inspections of unoccupied or vacant properties while the owner is away. The National Home Watch Association describes Home Watch as “a visual inspection of a home or property, looking for obvious issues.”

These inspections include a basic check of plumbing, electrical, and HVAC systems, as well as the overall condition of the home and property. Home Watch inspectors look at the house or condominium with a trained eye, making sure that everything is satisfactory. They look for leaks, pests, and mold, all of which can be present in homes left alone for even the shortest interval.

Should the inspector find an issue or potential problem, they will immediately notify the homeowner. From there, the homeowner will instruct the Home Watch service as to how they want to proceed. By removing junk mail and flyers and creating a presence in the home, Home Watch adds a level of security to the vacant home. Home Watch is the line of communication to the homeowner that provides peace of mind during their absence.

What We’ll Check

Hudson Valley Home Pros uses the following list to check your home and property. We will review this list with you and are happy to customize it for your home.

Mail

  • Check for mail and bring it inside. Forward mail if requested by the homeowner

  • Check for packages and bring them inside

  • Check for newspapers, flyers, etc., and bring them inside or process them as requested

Property

  • Perform a 360-degree walk of the property

  • Look for signs of vandalism, burglary, and theft

  • Check for noticeable drainage problems

  • Check water spigots/hose bibs for water leaks

  • Check the appearance of exterior mechanical equipment 

  • Check windows, window screens, and screen enclosures for damage

  • Check for signs of roof damage (from the ground)

  • Check gutters for obstruction (from the ground)

  • Check house siding and soffits for cracks and damage (from the ground)

  • Check for problems with vents (not closing properly, excess lint, etc)

Lawn & Garden

  • Check lawn, trees, and plantings for signs of insects, fungus, overwatering, and underwatering

  • Water interior plants if requested by the homeowner

  • Confirm lawn care service (by others) is performed 

  • Check irrigation controller / sprinklers per homeowner instructions (if applicable)

Pool / Spa

  • Check Pool / Spa equipment per homeowner instructions (if applicable)

Windows/Doors & Security

  • Test the alarm system to confirm it is functioning properly (if applicable)

  • Check that house doors are locked

  • Check that all windows are closed and locked

  • Check that the garage door is closed and locked 

  • Check windows for cracks / broken glass

  • Check window frames and window sills for signs of water damage and leaks

  • Check exterior doors for signs of water damage and leaks

Water Related

  • Run faucets to lubricate seals and keep the trap full to prevent odors and insects

  • Wipe sinks after running water to prevent rust stains from forming

  • Flush toilets to prevent dried gaskets and fill traps

  • Check toilets for leaks using blue dye tablets (3-month intervals)

  • Check for signs of obvious water leaks from interior sources 

  • Check for signs of obvious water leaks from exterior sources

  • Check the main water valve / pressure tank and fittings for leaks

  • Confirm well pump is not cycling on/off

  • Check hot water heater for leaks and rust (if applicable)

  • Run hot water to flush sediment from hot water heater (if applicable)

  • All rooms are inspected for signs of water damage and leaks

Air Conditioning & Heat

  • Confirm AC and heat are working properly

  • Check & Note AC / heat temperature set point and actual temperatures

  • Check & Note humidity levels

  • Check air temperature coming from vents (as needed)

  • Check AC vents for condensation leaks

  • Check and clean/replace filters as recommended

  • Check exterior AC drain line(s) to verify the flow

General

  • Check for signs of mold and mildew

  • Check for bugs (Termites, Ants, Roaches)

  • Check for visual signs of rodent activity

  • Check smoke/CO alarms for proper operation and replace batteries (yearly)

  • Confirm exterior lights are functioning

  • The electrical panel will be inspected for tripped breakers caused by power surges and re-set

Appliances

  • Check refrigerator and freezer temperatures

  • Check ice maker and clean/rotate ice when needed/requested

  • Run and lubricate (water) garbage disposal

  • Check the washing machine connection for water leaks (if accessible) 

  • Check and reset clocks on appliances in case of power outage

  • Short cycle dishwasher monthly to lubricate the seals

  • Short cycle washing machine monthly to lubricate seals and fill trap

Final Tasks

  • Turn off the main water supply to the house (if requested)

  • Arm security system per homeowner instructions

  • Send report and photos to homeowner
